30-Day Satisfaction Guarantee
Gables Residential is committed to providing you an exceptional customer service and rental experience. Our pledge that your home will be enjoyable and worry-free is demonstrated every day by our 30-Day Satisfaction Guarantee*.
If you are not satisfied with your apartment home during the first 30 days of residency, you may terminate your lease without penalty, no questions asked! It's that easy.
Gables Residential will:
- Settle your account by terminating your lease, and
- Refund any security deposit (less any damages or amount of rent owed for the period of occupancy).
If you are not satisfied simply, - Provide a written notice to vacate.
- Vacate the apartment home within the first 30 days of occupancy.
- Fulfill all move-out obligations as indicated in the original Lease Agreement.

24 Hour Maintenance
Our 24-Hour Maintenance Response Guarantee* demonstrates our pledge that your home will be enjoyable and worry-free every day. Gables Residential guarantees a response to your service request within 24 hours after it is received.
If you have not received a response within 24 hours after the community staff contacts you to confirm your service request, you will receive a credit on your next month's rent for each day, or portion of a day, exceeding 24 hours.
Guaranteed response applies to all routine interior repair items. Estimated time of repair will be given at time of response. Many maintenance requests may require longer response, such as repairs to:
- Cosmetic finishes
- Damage caused by residents
- Fire or weather related damage
- Unusual or unforeseen structural items such as settling buildings, water leaks, plumbing repairs or roof repairs
- Pest control
- Repairs requiring warranty work
- Repairs requiring unusual, or difficult to obtain, parts
* Guarantee applies Monday - Friday only. On weekends, only emergency service requests are included in this guarantee. Program/Guarantee not applicable at all communities. May not be available at all third-party owned communities managed by Gables Residential. Please consult with your leasing office for additional details.
